Our standard model covers up to 50% of your required cash-to-close, depending on deal strength and borrower profile. If your lender requires $80,000 down, we can provide up to $40,000 — you only bring half.
 
Goldleaf provides equity gap financing only on single family homes.

Goldleaf charges a flat $750 processing fee, payable at closing. We don’t charge any interest during your project. Instead, we share in the upside — earning 25% of the net profits when the renovated property is sold. We align our success with yours — when you win, we win.

Goldleaf lends in the continental U.S. pending the approval of the 1st position lender. We do not lend in rural areas.

Yes, our equity gap financing requires a minimum of 3 completed and verifiable fix and flip or new construction projects within the past 36 months.

Goldleaf is an ideal partner for real estate investors who have solid deals but are short on cash to close and want a strategic capital partner they can rely on for multiple flips; however, we do ask that the following qualifying factors are met in order to apply.

  • Experience Borrower must have 3 or more completed and verifiable fix & flips or new constructions in the past 36 months.
  • Equity Borrower must have cash on hand to cover 50% of the first position lenders liquidity requirements (down payment on purchase and loan closing costs).
  • Credit The borrowers' minimum FICO credit score must be above 650.
  • No Foreclosures Borrowers must not have had any foreclosures within the past 5 years.
